Why we built it this way

Most files contradict themselves, and nobody catches it until it costs money.

Condition gets ordered from a field services vendor. Value gets ordered from a valuation vendor. Two networks, two visit dates, two sets of photos, no shared record. The reconciliation lands on your asset manager — usually the week the decision is due.

Gap 01
The dates don't match
An inspection from the 8th reports the property vacant with a compromised roof. A BPO ordered on the 22nd prices it in average condition, because the broker drove by and saw a tarp that looked intentional. Both reports are defensible. Together they are worth less than either one alone.
Gap 02
The value ignores the exception
Exterior valuations price what a broker can see from the street. When the inspector already documented water intrusion, a failed HVAC, or an unauthorized occupant, that evidence should reach the person forming the opinion — before the number is set, not after a reconsideration request.
Gap 03
Nobody owns the discrepancy
Two vendors means two escalation paths and two people who can each explain, correctly, why their own report is right. The account that ordered both is the one holding the disagreement.

Order condition and value together and we route them as a single assignment. The inspector goes first, the broker gets the findings, and the file arrives complete. You can still order either side on its own — most clients start that way.

Occupancy + exterior BPO

The default first look at a delinquent asset. Confirms who is in it and what the street‑level number is, before anyone commits to a workout path.

Vacant walk‑through + interior BPO

Once the property is confirmed empty and secured. Interior condition, itemized cost to cure, and as‑is versus repaired value from the same visit window.

Order to delivery

Five steps. The sequence is the product.

Step 01
Intake

Order lands in the queue with your work code, reporting form, due date, and any client‑specific photo requirements. We confirm coverage on the zip before we accept it.

Step 02
Field assignment

Routed to a screened AOBPO inspector who covers that route. Exterior only when the property is occupied or status is unknown; interior once vacancy is confirmed and law permits.

Step 03
Valuation assignment

On paired orders, the inspection findings and photos are attached to the assignment before a licensed local broker forms an opinion. The broker prices the property that was actually observed.

Step 04
Reconciliation and QC

Every order is reviewed before it leaves us: photo clarity, geo‑tag against the parcel, form completeness, comp support, and whether the condition narrative and the value opinion tell the same story. They get fixed here, not in your escalation queue.

Step 05
Delivery

Returned in your format inside the agreed SLA — portal upload, secure transfer, or direct integration. Your vendor manager owns any follow‑up, rebuttal, or reconsideration.

How we stay auditable

Servicers are accountable for the third parties who touch their collateral. We build the file assuming someone will pull it.

Day 90–120 The GSE window most delinquency inspections have to land in, then monthly after. We schedule to the window, not to our own convenience.
Screened Every inspector carries current industry‑standard background screening before a single order is assigned.
Licensed Valuations are prepared only by real estate licensees in good standing in the subject state, matched to the local market.
Evidence‑first Geo‑tagged, timestamped photos retained with the report so the finding can be defended years later.

Broker price opinions are not appraisals. Under federal law a BPO may not serve as the primary basis of value for originating a purchase‑money mortgage on a consumer's principal dwelling, and permitted uses vary by state. We scope every valuation assignment to what is allowed where the property sits.
