Any vendor can claim a national map. What matters is whether a real, screened person can reach a specific parcel inside your SLA. We answer that at the route level, in writing, during quoting.
How coverage actually works
We quote routes, not maps.
States, counties or zips, expected monthly volume by order type, and your SLA. A property list is ideal; a county list works.
Every zip resolves to one of three answers: covered today, coverable within a stated build window, or not served. We don't blend the three together into a percentage.
A coverage response with per‑route status, pricing by order type, and the SLA we will hold. Route your volume where we're strong and keep your incumbent where we're not. That's a legitimate outcome.
Committed volume on an uncovered route gets a recruiting and onboarding timeline with a date attached. If we miss the date, you haven't moved anything yet.

The regulatory picture
Rules we work inside — and the ones we'll tell you no about.
A broker price opinion is an opinion of probable selling price from a licensed real estate professional. It is not prepared by a licensed or certified appraiser and does not follow appraisal standards. Federal law bars a BPO from serving as the primary basis of value for originating a purchase‑money mortgage secured by a consumer's principal dwelling. We will not accept an assignment framed that way.
Who may prepare a price opinion, for whom, for what purpose, and with what minimum content varies materially by state — and a handful of states restrict the product sharply. We scope each valuation assignment to the subject state and flag anything your intended use can't support there.
Inspections stay exterior when a property is occupied or its status is unknown. Interior scope is performed once vacancy is established and where applicable law and your instructions permit it. Bankruptcy and attorney‑directed files carry additional contact restrictions we follow by default.
Investor and insurer guidelines set when a delinquency inspection must be ordered and completed, and how often it must repeat. For conventional loans that generally means the order goes out on or after day 90 of delinquency, completion lands by day 120, and inspections continue monthly. We schedule against your guideline calendar rather than our own routing convenience.
Photos keep their capture timestamp and geolocation. Reports, photo sets, and assignment records are retained per your contract so a finding can be defended long after the person who made it has moved on.

Common questions
Before you send the first order.
Can we order inspections without ever ordering a valuation?
Yes. Roughly the way most relationships start. The paired product exists because it solves a real reconciliation problem, not because we require the bundle. Order either line on its own for as long as you like.
Do you subcontract our orders to another vendor?
No. Orders are assigned to inspectors and panelists we onboarded directly. If we can't cover a route ourselves, we tell you it's uncovered rather than passing it down a chain where the screening and the accountability get thinner at every step.
Can you report into our system?
We deliver into client portals, secure file transfer, or a direct integration against your order management system. Tell us the format and the field mapping during onboarding and we'll match your existing forms rather than asking your team to learn ours.
What happens when an inspector can't complete the order?
You get the attempt documented — timestamp, geolocation, photos of what blocked it — plus a recommendation on whether to re‑attempt, change scope, or escalate. Incomplete is a real result and we report it as one.
How do you handle a value dispute?
Send the rebuttal with your supporting data to your vendor manager. The original panelist reviews it and either revises with reasoning or holds with reasoning. If it stays contested, our value reconciliation review lays out both positions and makes a recommendation.
How is borrower and property data protected?
Assignment data is limited to what the field professional needs to complete the order, access is revoked when they leave the network, and reports move over encrypted channels. We'll complete your information security review before any production volume moves.
