Each order type below exists because something specific happened to the loan or the asset. Pick the trigger, and the scope follows from it. Order either line on its own, or pair them and get one reconciled file.

Condition — field inspections

What an inspector confirms on the day they stand there.

Occupancy verification
Trigger: the loan goes delinquent
An exterior visit that establishes whether the property is occupied, vacant, or undetermined, with the evidence to support the call — vehicles, utilities, mail, yard condition, personal property visible from the street. Front elevation photos when occupied; all four elevations when vacancy is indicated. Door knock and occupant contact attempt added on request.

Vacant property walk‑through
Trigger: vacancy confirmed, property secured
Room‑by‑room interior and full exterior. Utility status, water intrusion, freeze exposure, mold indicators, vandalism, theft of fixtures or systems, roof and structural concerns, and the state of any prior preservation work. Anything that needs a same‑day escalation gets flagged before the report is written.

Loss draft / repair progress
Trigger: insurance proceeds released to the borrower
Verification that the work described in the claim scope is actually being done, at what percent complete, and to what standard. Photo documentation of completed and outstanding items so the next disbursement is defensible — and the borrower isn't held up on work that's finished.

Disaster & catastrophe sweep
Trigger: a named storm, flood, wildfire or quake in your footprint
Rapid triage across every asset inside the declared area: structural damage, water and fire impact, roof loss, debris, habitability and occupancy status. Reported on an expedited clock because the portfolio exposure number is only useful while it's current.

Bankruptcy inspection
Trigger: the borrower files
Occupancy and condition documented to the standard counsel needs during the proceeding, with contact protocols that respect the automatic stay. Scope stays exterior unless your instructions and applicable law say otherwise.

REO condition report
Trigger: title has transferred
The handoff document between default servicing and disposition. Marketability condition, deferred maintenance, trash‑out and rekey status, code exposure, and the items that will show up in a buyer's inspection if nobody addresses them.

Value — BPO & valuation

What a licensed local broker is willing to put their name on.

Every valuation is prepared by a real estate licensee in good standing in the subject state who works that submarket. Not a national desk pricing a zip code they have never driven.

Drive‑by · standard turn
Street‑level condition assessment with as‑is and repaired value opinions, supported by three closed sales and three active or pending listings with adjustments shown. Neighborhood trend, marketing time, and a suggested list price.
VAL 02
Interior BPO
Full access · extended turn
Everything in the exterior product plus room‑by‑room condition, systems and finish level, functional obsolescence, and an interior photo set. This is the product that moves the number when the outside of the house is lying about the inside.
VAL 03
BPO update / recertification
When a prior opinion has gone stale
Refreshed comparables and a current opinion measured against the earlier report, with the delta and its drivers stated plainly. Cheaper and faster than reordering from scratch when the asset hasn't materially changed.
VAL 04
Repair estimate & cost to cure
Ordered alone or attached to any valuation
Line‑item scope priced at local labor and material rates, separated into what is required to make the asset marketable and what is optional upside. The spread between as‑is and repaired value stops being a guess.
VAL 05
Value reconciliation review
When two numbers on the same asset disagree
A structured second look at competing opinions: which comparables each report leaned on, which adjustments differ, and what condition evidence one had that the other didn't. You get a recommendation and the reasoning, not a third number dropped in without explanation.
VAL 06
Rental analysis
For held, leased, or build‑to‑rent assets
Market rent opinion with lease comparables, expected days on market, and condition items that materially affect rentability. For investors holding rather than disposing.

Terms we set up front

Four things we will tell you before they become a problem.

Where we don't cover

If a route isn't served, you hear it during quoting rather than as a missed SLA three weeks later. We'd rather quote less volume and hit it.

Where a BPO isn't permitted

State rules on who may prepare a price opinion and for what purpose are not uniform. If your intended use doesn't work in that state, we say so and propose an alternative product.

When the inspector couldn't complete

Blocked access, aggressive dog, gated community, wrong parcel, unsafe scene. You get the attempt documented with photos and a recommendation, not a padded report.

When our two reports disagree

Reconciliation happens in our QC step, in writing, with the reasoning attached. We don't quietly average two numbers and hope nobody opens the file.
